Hello all!!

So why the title of the thread, WELL, glad you should ask.

It is sort of a tounge in cheek thing that I wanted to put up :D.

Why, well that is the huge ? that so many people put forth when people begin to post a build it yourself or a new monster tank they are doing.

Since the time has come for my wife and I to begin to transform our house and yard, I figured I would post the thread here in the DIY project area.

Now since it is not solely a pond, nor is it a tank but rather a complete demo and reno of a house to be redone around the pet lovers dream house I figured it would go here.

First one thing about me, I am a crazy bugger who only knows one speed in life full on living it with passion and vision. So while this thread may make some say dream on I answer back I do the only difference is that my dreams are not nightmares but passionate visions that I full well intend to see out.

Some people thought I was full of it when I told them what I was going to do with my restaurant, yet here I sit in a room with the following tanks 6ft 230g african community, 6ft 180 sw set up, 10ft 300g (that got a wee crack that I will probably be fixing in the next month or so as my glass guy is to busy to come do it), 4 ft 140g front tank, 5 ft 168g tall empty because I just don't know what to do with it (might sell it as it is 3 feet tall and don't fit the rest of the tank's profile), 8ft 300g various large cichlid, 5 ft 150g front colony, 6ft 180 african, 4ft 75g west african lung, 5 ft 100g assort sth and central cichlid.

The only reason why I am laying such a preamble to this thread is so that those who think to naysay and such have a good forwarning that both their feet will easily fit down their throats should they so choose to attempt it. My first thread on a certain fish forum was titled "A picture is worth a 1000 words!" and it contained over 100 pictures just to quiet down a naysayer that said I was full of bs.

So please if you are one of those people who thinks it is your right to come on a thread and talk smack, DO YOURSELF A FAVOUR AND PUT A SOCK IN IT!!!!!

Now onto a written descriptive of what we are going to do with our property, which I will start doing in my next post.
 
Ok first the back drop of our house. It sits on a 25 x 120-135 lot, have to get the property lines from the city. We were also able to purchase the vacant lot beside the house from the sweet old lady who made sure that her kids sold it to us for a cut rate price after she died, so basically we have a double lot property. This vacant lot has never been developed ever in its history except for grass seed.

The house was built about 55 years ago and does not have a block foundation. Thus far we have put a new roof, new insulation in attic, new windows all around with the exception of the picture window ( which will be done french door style so as to allow for moving of tanks into house), the furnace was replaced with a high efficiency, the foundation was trenched out and clay packed around the house so as to make water run away.

There have been some very interesting plumbing issues due to faulty soldering that was done when the steel was redone with copper. I am really thinking of redoing the lines with plastic and completely fix that issue for all time.

Here is the plan for this project. In the basement there is the central room which is 24 or so by 28 with no walls and only 2 teleposts on the center support beam. There is also a working wet bar in the one corner and a nice hidden storage room in the west wall. The plan is to turn this into a top notch fish room if we don't flip the house. It is unlikely we will flip the house unless the market nets us a clear 150k profit. With the fish room will be a solid filter set up for the incoming water and new electrical with a complete redo of the room with marine grade board and paint and the floor will be painted concrete. Basically the room will be hermetic with the appropriate humidistat equipment. The plan is also to dedicate part of this room to my reptiles.

For the upstairs there will be an inwall tank of between 120-400g that divides the kitchen and the living room. The kitchen will be completely revamped as a commercial style kitchen.

To the back of the house will be a garage that is attached by not directly attached that takes up the rest of the space behind our existing house, yet, with a year round green space that takes up about 10-13 x 25 between the house and garage so as to not cause issue with the houses foundation. On the north wall of the garage will be a side door that vehicles will be able to simply pull through the garage to be parked on the vacant lot. To the north of the greenspace will be patio doors that open onto the summer patio/pond, with the residents of that space being moved to the greenspace in the winter. As the lot was never developed, there is a very real chance that we will be able to drill down to access geothermal now that is a kick if we can get permission for that. One other aspect of what we will be trying to install is solar as well.

The front 60% of the vacant lot will be solely dedicated to my kids private idaho.

I will take some time to take some pics and do some rough drawings of this for posting here.

I think this sounds like an amazing project. I also like the use of "we" -- my husband and I do everything fishkeeping together, with each other's support. I often think that each of us has more faith in the other than we do in ourselves when it comes to keeping fish! It's great that you seem to be viewing this as a team project. Good luck with it and keep us posted!

I will get myself some drafting paper and sketch out the project for you, I wish I was more computer literate so as to use some of the drafting and drawing programs, but hey I could cook it for you :ROFL:

As it is christmas time and it is slowing down here for the semester end and break I got a bit of spare time so I will get on doing that this weekend and will take some pics of some stuff as well.
 
If you do some drawings, I may be able to do up some computer drawings (3d models) for you, since I to have a little spare time.

I just got done my maintenance on a tank I do by contract, will stop by a store on my way home and get some graph paper and do this up this weekend.

When I post up the pics of my house what people have to realize is that for the past 2 years I have been purchasing aquaria stuff en masse, and I figured that I may as well turn the basement into the storage facility rather than pay the 150-200/mth storage fees it would cost to house it all. Added I had alread started to do the demo work, when I had to drop it all and turn my attention on exercising some extreme prejudice on the now ex business partner, so the house looks rather shambles in some places but I managed to buy almost 50 grand worth of stuff for about 10-15 cents on the dollar, so we will put up with the disorganization for the betterment of what is soon to come.

Primarily, with this build I will do things in stages with the fish room being the first so I will focus on that first with the pictures and stuff. I will post up some stuff for yall tomorrow when I get to work.
