Monitor like lizards that stay small?

Ok so all the sudden I've become obsessed with monitors and am limited as to how much space I can provide. Plus my rents don't want a 6 ft monster roaming around in a large enclosure either. They hate reptiles and encouraging them to let me get a reptile is the tough part. But back to what I need help with. I'm looking for something small that stays within 12-20 inches. I've stumbled upon "Dwarf Tegus" but can't find any information on them and cannot find any for sale. Any other suggestions will be greatly appreciated. Does anything with these characteristics come to mind?

Already looked into that little monsters. Sadly Australia doesn't like giving America their native animal anymore so all the ones I can find are $300 plus. Thanks for the suggestion tho!
 
Tree monitor, Frilled dragon, Lacertas, Argus

You get what you pay for, if you want cheap you should get a Bearded Dragon or a Cuban Knight Anole
 
dude 300 for an ackie is insane. i can get timors for $150, and ackies for $125.
some of the anoles look a little like monitors, like cuban knights or even bahamians. also frillies have some resemblence to a monitor. your best bet is prob a timor though, small, calm, and a true monitor.

You're either going to end up with empty cage syndrome, or a dead Timor..........

They need alot of cover and spend 98% of their lives out of view.......Don't give them that, and they will fail to thrive......If you're a "Monitor" person and like the interaction you get with the bold species, Timors aren't for you.......

Don't let the price tag dictate your decision......It'll end up bad for the both of you.......If you want something bold that doesn't get huge, go with an Argus or something in the Flavirufus clan......

I was going to get an Argus but all of these care sheets I'm reading says they get 4-5 ft. Plus I don't really mind having a monitor who hides all the time since it would be going in my garage and it would be impossible to show it off.
