Anyone have any idea what this issue may be? I do not know the numbers but my local aquarium shop says my chemistry is fine, but they have no idea of what the problem is.

Maybe a bad case of Duck lips due to
Columnaris. Treat with kanamycin and Furan. Add some salt 1tsp per gallon and repeat again in about 6hrs if able to tolerate. Keep temps at 78-80.

I would drop the temperature of the tank to 73-75f. You could try medication like a combination of kanaplex and furan-2 (or jungle fungus clear). The salt and medication will slow down the spread.
I agree agree, looks like a comumnaria infection. This gram negative bacteria gets most virulent at temps 82'F and above, so dropping the temp may help to slow its progress.
The rift lakes average in the mid 70s, so it can't hurt.
Problem is by the time it gets to the stage it is in the photo the tissue has severely atrophied, and death is eminent, but treating as above (or with an antibiotic effective against gram - bacteria) and lowering temp may help keep other fish from catching it, it is very communicable.
Below is a Mexican cichlid with columnaris I had, it came on during a summer heat wave.
After they died, I made sure to keep Mexican, and other more temperate cichlids, at natural temps.
