New 180 tank- renters insurance and build thread

Hey all! My concern is regarding renters insurance for flood damage for large tanks. Before anyone gets all excited, I've already searched the MFK forum for answers and I'm in the final stage for my rental insurance with a 300,000k of personal liability of coverage at approx. $16 a month. Quoting from phone calls with the agent "it covers anything I would be personally liable and legally responsible for" and in a separate sentence "anything that I caused resulting in..."

My question is this: for a brand new 180 gallon glass tank, manufactured by Visio and stand constructed by their builders- I am located on a first floor apartment on slab floor: already approved to have a tank as long as I was carrying insurance. I already assume that there's the risk of tank failure and in living in Southern California with our renown earthquakes- should there be any special wording to the policy as to include the tank OR flooding from the tank in the policy? This is also assuming that I'm actually purchasing the right coverage. I'm not a fool and know that the best situation would be to have it in writing stating: "this policy covers ANY flood damage resulting from policy holders' 180 gallon fish tank." But the true fact is, business is business. They say they aren't able to alter the policy to word it other than how it is written. Working as a professional pilot I know my share of legal documents and how they are written to barely cover their a**es but I don't want to be away on a trip and have something happen, or hell even when I'm in town to find out the hard way that my insurance in fact didn't cover ALL damages because the policy didn't include that.. and being that my title says I'm building a reef cichlid tank the thread was relocated- thanks to all that can offer their advice.. need to get this issue set in stone within the next day or two!

can anyone offer what coverage they have for their tanks at 150 gallons or more?? the policy is for farmers insurance.

If you are concerned about earthquakes and potential floodings than I would highly recommend you get an acrylic tank and not a glass tank. I'm not saying that glass tanks are inferior, they can last for 20 years without issue, but acrylic tanks would stand up much better in the case of an earthquake since they are bonded together and not siliconed. They are MUCH stronger.
 
Sorry, just read your build thread and see that you already have the glass tank. Ignore my first post!
 
yea- i love the clarity of acrylic but don't like how easy it scratches. I mean I was extra cautious not to allow any of the rock to scuff the glass this time and I'm already noticing scratches in the glass..
So, I went ahead and went with farmers- 12/mo and the agent assured me that just about anything could fall under the personal liability category.

Build is near complete!

any damage I am legally responsible for- IE: if property management were to bill/sue me for damages it is covered- I was all bent out of shape because the specific words fish tank flooding wasn't written- said even waterbeds fall into my category

This is the problem, unless it specifically says flood damage there will always be a grey area. I would make sure that is written in to avoid problems. Insurance companies are shady by nature. They try their best to make you feel covered, and then when you need it they act like its your fault when you aren't covered.
 
yea.. that's true- but technically if I spend the day worrying about what ifs than I begin believing them. realistically, the tank is brand new- stand is 100% level on slab and made by the tank manufacturer so I've got a lower risk profile than a self built stand and used tank. plus it was a science fair in my living room and with the amount of trips I'm gone on, it was time to do the switch. so far the only water that's been on the floor wasn't from the tank but from me carrying a million buckets from the bathroom and trying to open the fx5 for the first time :O
