Use this thread to yap and complain about things.

The AC in my house breaks every year and the landlord won't let us get the unit replaced. We have to call a guy to put a bandaid over it for a couple hundred dollars a year and that only works for like 1-3 months. After the 6 years we've been at this house it probably would've cost less to just replace the unit than the amount we've spent repairing it. Normally it just breaks upstairs, maybe it doesn't work as good downstairs, but this year is especially bad for some reason as not only has the AC broken a second time, but now it's the entire house. We have opened most of the windows because nearly every room in the house has at least three windows, effectively turning the house into a greenhouse, so the air from outside is colder than inside. I am sweating the most I have sweat since 6th grade. I could probably treat ich with the amount of sweat I've dripped into my tanks while working on them over these last few weeks. The salt is probably a prophylactic at this point. Don't even get me started on the bathroom. I might as well be taking a sh*t in a sauna.

Air Conditioners only can be repaired for so long and I agree the landlord should have the unit replaced. If he lost you as a tenant he probably will regret it.

Also I'm aware of how much AC units cost but that's no excuse for the landlord.
I’ve looked into real estate investing for the past couple of years and there’s no reason for the landlord to not replace it other than greed or not running the numbers right. If he ran his numbers right including putting away a certain amount of money each month for stuff that will eventually break or need to be replaced (roof, ac, water heater, etc), then he should have the cash aside to do it. If not all the cash then that’s on him as landlord to get it done, take out a personal loan if he has to but he *needs* to get that done. Landlords always talking about wanting to find a 5 star tenant but few talk about wanting to be a 5 star landlord and he is definitely not a 5 star landlord. Now if it’s cash flowing properly then he’s just being unnecessarily greedy. He makes all landlords look bad.

I'm a landlord. A friend of mine is in my old house. I paid the mortgage off years ago now so I don't really need the money. So not only does he get "mates rates" regarding the rent, but I fix anything that needs fixing, quickly and properly.

And if he is struggling at any time I am very flexible with the monthly payments. If your ratings are anything to go off, I must be a 10 star landlord!! Lol.

But you are right, there are some extremely unscrupulous landlords out there, but you could also say that about some tenants too!

There are too many states these dates. The government should eliminate at least three.

Eh, 100 would be more impressive than 50, the us should buy Mexico and Canada to get 50 more states.

......"mates rates" should take the onus of handling minor repairs off of you.
