Thanks for all the compliments!  But one thing I forgot to mention was the MAJOR problem we had while replacing all the old copper, galvanized and LEAD water pipe before we started on the ceiling.  To make a long story short there was a grounding problem to the breaker box so as we were removing pipe we were killing the ground from the main copper water supply line to the breaker panel! The last piece I cut out was grounded to a cable splitter which ended up being the last  ground for the whole house, so as I was cutting the pipe and holding a cutting grinder in one hand (plugged in) and the other end of the pipe in the other hand the ground wire loosened and major sparks started flying! The lights in the house went dim and there I was holding a metal pipe and a plugged in tool wondering if I was still alive.  Now thanks to that little mishap the short blew out our cordless phone base, Xbox 360 brick (power supply), washing machine motor and surge protector to our 42" plasma! Needless to say the only thing not on a surge protector now are the lamps! So the cost actually went up. If my Plasma blew up I would have lit a match in the basement!
