Help! 4000 gallon tank leak.

So it looks like the water depth is over 78"? With that much pressure how was the tank framed? I'm betting that it has something to do with the amount of flex in either the frame or silicone or glass that is the cause. From tanks that I've seen with over 6ft of depth people use concrete and angle iron for stiffness and support.

How new is the building? Have you noticed any settling in the floor with hairline cracks showing up? Maybe have a structural engineer take a look. I'm sure in SA there are lots of building contractors around. It looks like a big budget build.
 
Maybe a good or crazy idea to check the tension of the frame

Draw a line exactly 10mm from the glass, than drain/fill the tank back up and measure the lines.

If the measures are off you know the stucture isn't solid enough.

Regular silicone sealer is 400% flexible, so a couple of mm off won't be a problem

So reading between the lines you/friend has had this tank constructed by a company and it leaks, is it not up to them to fix it? Even if it means stripping the whole thing down surely it's down to them to sort it out?

@mike H.: it's probably gonna be freshwater. i think saltwater's gonna have issues with the kind of weather we have here.

@sashimi: the house is brand new, actually, and isn't finished yet.

Yanbbrox... Oh, it's up to them to fix it. They've tried once, actually. But like I said, there's not much experience hereabouts for this kind of thing, so we're also pitching in ideas since their first try didn't work.

Ok that makes sense.

If you can the actual please where it is leaking then you could attempt to just patch that area if the rest of the tank is fine.
