...How do you tear up a pair of shoes in a month?

Gastroenterology with a side of real estate / property management / rental houses ....
I’m actually wanting to go into land lording, would you mind if I pm’ed you questions I have in the future?

How do you tear up a pair of shoes in a month? That's easy. Either run umpty zillion miles likes robmcd robmcd does, or in your case get a puppy dog, same effect. Lol.

I forgot to say that before going to work full-time at the crematorium in March to help out with the demand I was given the option of going home and sitting on my arse because some people cannot deal with the role and all it entails.

So my team are split 50/50 between those working at the three crems and those sitting at home.

So I was kind of hesitant to ask this earlier but I figured it came up again so why not. Have you been overwhelmed with dead covid 19 patients? Has there been a noticable increase from before this or just more busy from lack of help? Feel free not to answer or to answer if so inclined.

I was redeployed to the crematorium from Countryside Management, but could have refused if I really didn't want to do it.

At the peak 2/3 of cremations were of Covid deceased which could be 6-8 per day.

It has slowed to 1 per day and the last few days there were none.

Staff can work overtime if necessary to cope with demand and we have never been overloaded with work.

Restrictions on numbers at funerals have been the obvious measure to reduce transmission through social distancing etc. This is tough on families looking for a respectful and satisfying funeral but I have not had any unpleasantness directed at me.

The job ranks as No.9 out of 400 jobs assessed for Covid risk so this has been on my mind as early on I was scared of catching it.

Luckily, technicians have not been affected so the service has been unaffected in terms of delivery.

I'm glad I have been able to help out the service, do some real valuable work during the crisis and ensure that things were kept running as normal where possible.

I will hopefully go back to my usual job in a week's time.

I have no idea what will happen with Covid-19 in the time ahead but obviously hope for the best.

Good luck to you all and those you care about.

fishhead0103666 fishhead0103666 - it’s not easy, but it’s a good way to become finically independent - buy house rent it, use income re invest ,

spent a lot of time renovating...i’ve slacked off a bit at the moment... i was mowing lawns at 6 houses for a bit... now just pay people...

i suppose in 20 years when they are paid off that’s when it starts to pay....

GL !

I’ve been listening to bigger pockets on YouTube,

And I believe that I can make more money working as a land lord than I can as a welder over time so I am wanting to give it my all so I can hopefully find my end goals. Mainly what intimidates me the most is going out and talking to a bank to get the loan to get the first house, I’m not worried about finding the house or doing the work however tedious the work may be but the bank just intimidates me so I’d love to ask you how the process went for you if you don’t mind. If you do mind then I do understand and don’t blame you.

I’m not sure why it’s doing that to you, perhaps a mod would be able to explain what’s going on.

make sure your credit is at least 680.... often 1st time buyers can get free money from local programs for down payment... i did this with my first house...

banks easy, just need stable job and good financial history... i’ve used mortgage brokers and personal bankers... sometimes personal bankers can do more for their clients than mortgage brokers...

get something that has a mother in-law, extra lot, or multi unit property...

oh, you’re gonna need that welding job for a bit.... you need that income for loans...

GL!

I fully expect to keep my welding job for a good while as it won’t make financial sense to drop the welding job until the income from the land lording matches the income from welding at least. I also am aiming for a duplex as the first rental property or if I have to I’ll get my duplex the second go around as I wish to build upwards rather quickly and I’ll go slow and hit a wall if I keep going with single family houses.

How’s the amount of paperwork for the loans? Is it a lot?
