Amazon water temp valve $30

WARNING!!!!

The threads on those mixing valves are BSP (British standard plumbing) straight threads made to be used with hoses. Almost all other plumbing fittings use NPT (Nation Pipe Thread) TAPERED threads. Connecting BSP straight thread fittings to NPT fitting seem like they fit properly but are very likely to cause very slow dribble leaks. It looks like the original poster might have tried to compensate for this by using a wealth of teflon tape on the added valve to try to get a good seal. Although the thread diameter and pitch are the same between BSP and NPT they are not interchangeable. It is the taper on NPT that seals the joint. BSP joints are sealed with washers.

A straight thread to NPT adapter is not something you are going to likely find in Lowes or HD. You can order them off of Amazon.

Mine is set up the exact same way with the same hoses. Those hoses have washers inside. I was also told to use some Teflon tape on the threads at the plumbing store. Didn't go to Lowe's or hd. Mine was set up at the old house and new just like that. No leaks, 2 years there and almost 1 here. But a leak detector won't be a bad investment. I have one of those myself that I use in the basement near the spot I have my valve. I used to have my valve near my sump so it made sense to just have 1 but I need a few more now as I don't have a single central filter anymore. I also during my weekly maintenance check any and all fittings and hoses on my system, bulkheads if I can get to them, unions, pump connections, the filter housing for my fresh water supply and the particulate filter.

good practice! I’ve gotten a little complacent with my plumbing... gotta turn it around!

I got cheap audible one from amazon and some WiFi ones for SmartThings ($20) that I have placed through out...
 
I have a simaler setup. If you have a on demand hot water tank becareful, mine has a min. .5gpm flow rate to fire.
So if I'm mixing water in the summer and the flow rate of the hot water drops below .5gpm the water heater shuts off and temp drops. Then full hot runs and engages the water heater again and you will get a yo-yo effect on temp.

good tip... looking to add a gas on demand.. think I’m going to put it in front of current electric water heater...

Yeah it's not a deal breaker by any means just need to think about flow rates when doing this.

Also if you install a recirc system on your house or a buffer tank this goes away.

ya, was gonna do the recirculating one... i wait n waste water waiting for it to get hot...
