Maybe a damage deposit and sign some paperwork indicating that you take responsibility for any damage? Ask the landlord if they have a favorite fish, stock it. Maybe they would like to have a homegrown catfish dinner?
 
I think insurance is your only real option, both in convincing your landlord and protecting yourself from liability.

However- you're likely going to need something more than a standard renters policy. Call around to different carriers and get specific with the insurance agent.

Also keep in mind the landlord might not be swayed by any insurance proposal. Its still a real risk for the landlord as a tenant can always cancel their insurance and not say anything.

One backup thought- see if your landlord would be willing to up his insurance policy at your expense?

The problem is not simply the money (and that could be significant), any accident could involve months of stress, extra work, and maybe a tenant free lower apartment for the landlord.
You may need a policy that covers all of the above, and could involve 6 figures.

in a renters insurance policy you can list the landlord as a interested party so he will be notified if the policy is cancelled or unpaid and most renters insurance is cheap covering 100k
