For my area that rent is way too low. My current building runs $17/ sq.ft. My fish store was in a more retail area and was $20/sq.ft. The sq.ft. price is for the full year. Also, as far as stocking fish, I averaged over $1000 a week in fw and sw fish and my store was not very big, about 2500 sq.ft. And don't forget about the taxman. Even though you rent, the landlord can and probably will have you pay the property taxes.

Ya i messed up calculations and they were average for sqf. In a good size area about 10-15 for high traffic areas about 20-30.

So 3000sqfx20=60,000dollars per year

60,000/12= 5000dolars per month.

OK here are the updated numbers so that the rent is much lower.

Wages- 2full time people working 40 hours a week at 12.00
40x12=480x4 weeks=1920x2 = 2840.00

Wages- 2 Part Time
20 hours a week at 8.00.
8x20=160x4=640x2=1280

Bills- about 2000 dolars a month for water/ power etc

Rent-3000sqf at 20.00 dollar per sqf= 3000x20=60000/12= 5000

Food for fish 20.00 dollars a day 20x30= 600

Other: 60dollars a day x 31= 1860

2840
1280
5000
2000
600
1860
------
13,580 dollars a month in expenses

Meaning 13,580/31=438.00 dollars per day. So i would need 438.00 dollars profit per day to meet that expenses.

To conclude you need to make 438.00 dollars profit per day to meet one months expenses.

As far as I know the lease rates are per month not year.

I thought that to but it really does not make sense.

You lease a store 2000sqf and its about 15 for an ok area.

is 15x2000=30,000 dollars

30,000dollars x 12months = 360,000 with that money you could of bought the store and eveyrthing inside.

Stores are usualy worth about 100,000-450,000 depending.

So dont you think that is a little to much?

well I have a friend who owned a store in west edmonton mall hew was paying $25000/m before he closed his store 5 years ago.

Go as like this.. take out the wager of 2 people from full time and 2 part time... Im sure yourself + one member of your family can handle the whole store...

Your start up cost or monthly cost for the first 12 months should be $9460 per month / 31 = $305 per day... The money thats over $305 is your salary... You have to see if your area / place can it generate more than $305 per day, if not your screw, you can easily close down the shop and don't have to worry about the extra "SALARY" for your staff.. That saves thousand of dollars

If the business is really booming, you made ALOT of money, and there are more customers than you can handle, then START worrying of hiring an extra hand...

Otherwise, you will just get a STORE with 2 or 3 staff standing around the whole day... (maybe doing waterchange + feeding)

~~~~~~~~~~~~~~~~~~~~~~~~~~~`
OR you can invest $1.5 million and open up your own BIG ALS store ^^
Lol if only i won the lottery lol.
I got this realstate agent..
price quote (Just an idea for you)
The location is at Woodbine / Hwy 7 (First Markham Place / Chinese Mall)
The store is inside the mall, with 863 sq ft. The owner is selling it for $448,000 and can be lease for $32 sq ft per year...
$32 x 863sq ft = $27,616
$27,616 / 12 months = $2301.33
$2301.33 / 30 days = $76.71
Reasonable amount? ^^
